Everything in the design and construction of a home stems from the initial building permits throughout the course of the construction and during the remodeling phase, a reputable construction company will ensure that the house plans are followed and executed to the very last detail.

Custom Design & Coordination

Collaboration between the Owner and the Designer to establish a union between their ideas and concepts into a Design Program, which will then translate into the final house plans. Once this has been established, the house plans are then handed over to the construction management team to provide a complete analysis and preliminary cost-breakdown. These design stages are where preliminary schematic sketches begin to illustrate the clients ideas and concepts and are then presented to our construction management team. There will never be any house plans that cannot be built within our client's budget. Our construction company has a reputation of handing our clients a check at the completion of every project for any monies not used during the construction.

The following is a brief outline of the design and construction process:

• Initial consultation and establishment of the initial ‘Design Program”
  

• Meet with the local governing agencies and obtain all information regarding the site (Zoning, Planning, & Building Departments)

• Photo studies and field measure existing house (Remodels and additions only)

• Consultant recommendation (Soils test, Site survey & structural engineer)

• Preliminary Design & Site Development

• Client meetings & Presentation of house plans
  

• Prepare 1/8” = 1’ - 0” scale model and/or 3-D virtual tour of proposed residence

• Prepare working drawings (Construction Documents)

• Plan processing (Submit and pick-up drawings from the local governing agencies)

• Plan-check corrections & meetings with plan-checker to sign-off corrections

• Obtain Building Permits

• Prepare plans for bidding process

• Coordinate with Owner to select finishes for their home

• Coordinate with Sub-Contractors and establish a construction schedule

General Contractor - Construction Management

As a licensed General Contractor, we coordinate between the Owner and sub-contractors to develop a project schedule and provide accurate estimates integrating the house plans to help the owner establish his/her budget for the overall construction and development. One we have established a working budget, we develop a schedule that everyone understands and agrees upon. We then combine all of the information relating to this particular project and provide the Owner with a detailed "Project Binder" that will have every item that has been specified, as well as all of the items the Owner has selected. Each item and quantity will be identified and labeled accordingly so there will not be any mistakes or confusion during construction.

We also employ the use of a "Fund Control" company that will service and monitor all of the money aspects of the construction. They facilitate all of the checks, the project accounting, and handle all of the lien releases in accordance with our construction contract. • Submit a contract proposal with competitive bids on all trades.

• Establish on-site organization and lines of authority in order to carry out the overall plans of the construction team.

• Provide a Project Superintendent to coordinate all site activities.

• Provide submittals to the owner and consultants from the subcontractors for approval of materials, submittals and alternates.

• Maintain the project schedule and update the owner as to any fluctuation in the schedule.

• Conduct progress meetings at the site which will track and evaluate construction progress, solve current and future problems.

• Obtain all final approvals and achieve occupancy status from all governing agencies.

• Provide all warranties, as-built drawings and product guides.
